What makes premium finance different from a standard home loan?
Three things: deal size, lender approach and structure complexity. Premium deals ($1M+) attract lower interest rates (the rate sheet typically improves at $1M, $2M and $5M thresholds), require more rigorous income and asset documentation, and benefit from private banking and specialist commercial-style lending approaches not available on standard residential applications.
Do you work with private banking divisions?
Yes — we have established relationships with the private banking and high-net-worth divisions of the major Australian banks, plus a number of offshore-headquartered private banks operating in Australia. Private banking access typically requires loan size $2M+ or broader wealth profile.
Can you arrange finance for expats and non-residents?
Yes — Australian expats, foreign nationals (subject to FIRB approval) and dual-residency profiles are routine for our premium practice. Different lenders have very different appetites for offshore income, so lender selection is critical.
How are bonuses, share schemes and deferred income assessed?
Lenders shade variable income differently. Some lenders include 100% of two-year average bonus; others discount to 80%, 50% or zero. Restricted stock units and employee share plans can sometimes be capitalised in serviceability with the right lender. We map your specific remuneration profile against lender shading rules.
Is the engagement confidential?
Yes — discretion is fundamental to premium finance. We don't case-study individual clients, we don't market deals, and our process is structured around minimising the spread of your personal financial information to only those lenders genuinely competing for your file.
Can I borrow against my share portfolio?
Yes — both margin lending against listed equities and lombard lending (loans secured against broader asset portfolios) are part of the premium toolkit. They can supplement property-secured borrowing or stand alone. We integrate securities-based lending with property finance where appropriate.
